About our client: Our client is a high growth and leading property management and real estate investment startup in Chicago, Illinois. They currently they have close to 1700 rental units and growing across Chicago, Detroit and other cities. Their international back office in located in San Juan, Puerto Rico including their accounting team. Atlas Puerto Rico offers a challenging learning opportunity, entrepreneurial environment, 100% paid benefits and a great place to work!  About the position: Our client is looking for a tech savvy Controller to work full time in Puerto Rico and oversee a small team and high-level accounting tasks including:

    • Daily responsibilities
      • Work closely with Atlas CEO and COO for daily cash management across all operating accounts
      • Oversee accounting associates’ bill preparation in company software for accuracy and completeness
      • Approve and pay vendor bills based on agreement of bills to underlying contract, Purchase order, other supporting documentation, etc.
      • Daily upkeep and maintenance of all company transactions into the company’s accounting software; accounting for cash transactions in real time in company accounting software
      • Prep and review all rent transfers from escrow accounts to property-level operating accounts
      • Complete short term cash projections for daily / weekly / monthly outlook for COO and CEO to review
    • Oversee monthly close procedures
      • Review accounting associates’ cash reconciliations every month for ~50 bank accounts
      • Prep all investor IRR payments and Mezzanine interest payments
      • Prepare monthly financials for specific funds and portfolio groups that need to meet monthly reporting requirements Ex. BPPO, Perseus
    • Quarterly responsibilities
      • Prepare quarterly financial statements for review by management + investors
      • Oversee intercompany account reconciliation
      • Complete budgeted to actual analysis
      • Revise property and corporate budgets every quarter, as needed
    • Project Based / As Needed Responsibilities:
      • Complete Deal underwriting files when evaluating a new acquisition
      • Pay all property taxes (biannually)
      • Complete Deal-Exit analysis upon sale / refinance / other major transactional catalyst; including calculation of investor IRR
    • Qualifications:
      • Controller must have solid communication, technology, analytical and management skills.
      • Candidates should possess knowledge of generally accepted accounting principles (GAAP).
      • Requires at least 7 years of relevant experience and a bachelor’s degree in accounting or finance.
      • We prefer candidates who have a master’s degree in business administration (MBA) or professional accreditation such as certified public accountant (CPA), certified management accountant (CMA) or chartered global management accountant (CGMA).
      • Previous experience in public accounting is highly valued.

Compensation plan: Compensation plan will include a base salary. Reward on metrics and performance which includes these various layers of compensation.
